At Pinnacle Land Surveying Company, Inc, we specialize in large boundary surveys in Douglas, El Paso, Freemont, Teller and Park Counties or, for a special project, anywhere in Colorado.
A large boundary survey is performed on property 100 acres or more and defines or re-defines boundaries using the legal description listed in the deed.
Using existing USGS monuments we place or reestablish corners along boundary lines of the parcel.
While surveying the land we also identify easements, encroachments and various improvements when requested.

When purchasing a commercial property, the title company or mortgage company may require an improvement location certificate to be provided as part of the closing requirements.
Regardless of the title company's requirements, it is highly recommended to, at a minimum, get an ILC to ensure you understand the actual lot lines of the property and to ensure there are no encroachments on the property.
