The type of survey that is ordered for a closing is called a Surveyor Location Report.
A Surveyor Location Report shows the location of the improvements on the property in relation to the apparent boundary lines of the property.
It involves a physical inspection of the property and is the lowest grade of survey in terms of accuracy.
If an accurate definition of your survey lines is required, we recommend pursuing a Boundary Survey.
A Boundary Survey is used to identify a property's boundary lines.
In this type of survey, we will set (or recover) the property corners and produce a detailed plat or map.
To accomplish this, we will research public records and collect coordinates on site.
The acquired coordinates with be utilized coupled with the aforementioned documentation acquired from the county building to find the best fit solution for each survey.
Permanent monumentation will be set at all corners where survey corners either do not exist or where found monumentation falls outside of the bounds of our tolerances.
In order to really understand what a Land Title Survey is about, one needs to understand the land tenure system in the United States and the role of title insurance.
That takes some time and effort, but the singular most important fact is that in the United States, there is no guarantee of ownership of real property.
A deed is, in fact, not proof of your ownership of real property, it is only evidence that you might own it.

A plot plan is a plan drawing-a diagram which shows the buildings, utility runs, and equipment layout, the position of roads, and other constructions of an existing or proposed project site at a defined scale.
An erosion control plan is a plan which indicates the specific measures and sequencing to be used to control sediment and erosion on a development site during and after construction.
