In order to really understand what a Land Title Survey is about, one needs to understand the land tenure system in the United States and the role of title insurance.
That takes some time and effort, but the singular most important fact is that in the United States, there is no guarantee of ownership of real property.
A deed is, in fact, not proof of your ownership of real property, it is only evidence that you might own it.
Overcoming this problem and being able to confidently buy real property, or to obtain a loan to buy or develop real property, requires some sort of assurance that one's investment is not at risk.
As-built surveys are needed to record variations from original Engineering plans to what is actually built.
As-built surveys are required by many agencies to prove the location of a structure at a point in time.
Many agencies need the as-built surveys for the actual locations of underground improvements.
These are especially important for maintenance and future development of the site.
As-built surveys can also help engineers see what was actually built and to make sure it was built within applicable tolerance.
Construction surveying is extremely important throughout the development of a construction project.
Common purposes for construction stakeout is for staking out roads, pipelines, buildings, sidewalks or even rivers, lakes and ponds.
A construction surveyor usually establishes control points and benchmarks on site to help contractors refer to their issued plans.
It is critical that the construction surveyor verifies all existing conditions on a site and to communicate with the contractor to find out what exactly is expected.
