Services
Norway Plains Associates, Inc. has been providing quality surveying and civil engineering services for over 30 years.
We have built an extensive network of repeat clients who time and time again have put their faith and trust in our ability to complete their project in a professional and timely manner.
Founded in 1986, we named our company after the original name given to the village of Rochester by its early settlers.
The original principals of the company, Art Nickless, Randy Tetreault and Charlie Karcher, worked together for over 30 years.
We do it right the first time.
Thorough research, proper plan preparation, precise calculations and accurate measurement will create a boundary survey that you and your predecessors-in-title can rely on.
Our surveying team is known by local municipalities to go the extra mile to conduct the proper research needed for each property, including, when necessary, a search of the vault at the city clerk's office to ensure plan accuracy.
This type of diligence is important in creating accurate and precise plans that stand up against disputes.
Lenders or title insurance companies will require a complete ALTA Survey to issue insurance coverage for most commercial projects.
Title insurance protects against future title problems.
The ALTA survey is intended to disclose potential boundary questions and issues like discrepancies between existing public records and actual site conditions.
An ALTA Survey maps boundaries, buildings and other site features or property improvements including buidings, utility lines, utility installations, fences, roads, paths and all recorded easements.
Reputable lenders require a mortgage inspection report and sketch to help confirm land details for the buyer.
When you purchase a home, some lenders require mortgage inspections.
Mortgage inspections are not boundary surveys, but are intended to note land structure locations (houses, garages, sheds, decks, etc.) as they relate to lending issues.
More detailed mortgage foundation location surveys are used by mortgage and title companies to determine whether buildings are located on your land and ensure that your property is free of encroachments or overlooked easements.
Many municipalities require foundation location plans for setback verification in order to obtain building permits or certificates of occupancy on new construction.
We are familiar with the requirements in most cities and towns in Strafford, Belknap and Carroll counties, including Dover, Rochester, Alton, Barrington, New Durham and Wolfeboro, and other nearby areas.
It is important to stake the layout of proposed construction prior to doing any work.
It would be a very costly mistake to place a foundation before checking required zoning setbacks and regulations!
